Exposing your property to the market (just a few advantages I offer, please call additional information) All Realtors are not created equal. In your listing/commission agreement your are paying for a service. Every Realtor will provide you with a yard sign, some flyers and a few open houses, but this is not all you should settle for. The more showings you have, the more potential you have for more offers, more offers you receive, the more likely you will receive your asking price or higher. The market has taken a dramatic turn in May. Inventory levels are up in the Simi Moorpark & Conejo areas, up over 125%. Buyers have more choices and properties are no longer selling in 7 days or less. Prices have dramatically decreased and lending requirements have tightened. With this in mind, it will take a big effort on the part of your Realtor to market your property effectively and get showings. Weekly stats area available as to how many hits your listing has received. 85% of all real estate searches on the internet are done through Realtor.com. Keller Williams (www.kw.com) - Our national website maintains it's own inventory of Keller Williams listings. Founded in 1983, Keller Williams Realty Inc. is an international real estate company with more than 600 offices located across the United States and Canada. The company began franchising in 1991, and following years of phenomenal growth and success, became the fourth-largest U.S. residential real estate firm in North America in 2006. The company has succeeded by treating its associates as partners and shares its knowledge, policy control and company profits on a system-wide basis.

Because I am fluent on the internet with web designs and the manipulation of digital photos, your exposure will not be static. I own top of the line equipment including a canon digital SLR camera for the highest quality of pictures. I also own a Sony digital video camera for live motion mini tours. When it comes to technology and the internet, I have been a heavy user for over 10 years and a daily computer user for over 20 years. I do not leave this job to a service because their equipment is inferior and their quality is lacking. Open Houses - Sunday or Saturday open houses as well as selected weekday open houses will be run to gain more exposure to your home. Door Knocking - Cold call door knocking of the immediate neighborhood will be conducted as many times immediate neighbors will have friends or family members they would like to see move into the neighborhood. Branding - The Keller Williams national brand name is the fastest growing in the business, recently surpassing Prudential. WW.ZILLOW.COM – While the information provided on this site is incorrect the majority of the time, I understand that consumers have embraced this site and use it heavily. The inaccuracies are more typically on the estimated price. It would take a long time to explain the technical reasons why the algorithms do the best job possible, but fall short regularly. Ted Mackel’s Referral Network – I work by referral. The reason why you called me was most likely because you were referred to me by a friend or family member. In order to work by referral I not only need to work for you on the level that would prompt you to refer me to friends, but I also need to be out meeting people daily. I run a client appreciation program in where I keep in contact with approximately 200 people each month.
