OFFICE EXCLUSIVES

Office Exclusives are listings that have not been publish on the Multiple Listing Service.  The only Real Estate agents that will know about these homes for sale are agents that work for Keller Williams Realty.  This can be very advantageous to buyers and sellers for the following reasons.

Sellers:

  • Some Sellers want to sell their property, but are not ready. They are willing to let certain agents who have pre-qualified buyers to try and sell their property while it is still being readied for sale, however they are still unwilling to let the general market of other agents view the property.

  • Some Sellers would like to sell their home but retain their privacy at the same time. They only want to give access to high quality buyers who are controlled by top producing agents.

  • Some Sellers do not want a lockbox or sign on their property; an Office Exclusive helps these Sellers give access to their home on a schedule that meets their needs.

  • Sellers can save on costs as this time period gives the listing agent time to find a buyer.

  • The sale process can go smoothly as the transaction is handled by people within Keller Williams Realty.  Agents are familiar with each other and have good working relationships which translates into an easier time in working through issues that arise during escrow as the buyer, seller and agent(s) are all working together. 

Buyers:

  • The advantage to the buyer of an Office Exclusive is power in today's market, since there are more buyers for property than there are properties to sell.  Buyers who are trying to buy homes in today's market are in fierce competition and many experience disappointment when their offer is not accepted.  The Office Exclusive pool of inventory gives a select range of buyers a first crack at a new offering before anyone else.  This still works out in the favor of both buyer and seller in that the seller can still get a full price or better offer from a pre-screen high quality buyer.

  • Buyers are exposed to properties before any other non-Keller Williams Realty agents
